NH REAL ESTATE MANAGEMENT & BROKERAGE, INC. (NHRE) INTRODUCTION OF DIVISIONS AND SERVICES NH Real Estate Management & Brokerage, Inc. (NHRE) was incorporated in April of 1985. Over the past years, NHRE has developed into a well rounded, full service organization with seven distinct but complementary divisions. The following description of NH Real Estate Management & Brokerage, Inc.'s Division's and Services will indicate the depth and scope of its organization and will help to indicate its capability and flexibility to meet the varied needs in the real estate market place of today. COMMERCIAL/INDUSTRIAL DIVISION - From start-up, NHRE was formed to fill a void in the marketing and sale of larger, specialty properties such as raw land, approved subdivisions, condominium developments, large apartment complexes, mobile home parks, mixed use commercial buildings, mill complexes, and industrial land and/or buildings. NHRE's unique approach has focused on the confidential and discrete promotion of these properties. Our objective is to actively market properties to prospective buyers with out drawing any unwanted attention from tenants and local community. We accomplished this via extensive prior market research, a local profile, selected target market and advertising media, and out of town financing and closing. Bankers and developers have recognized the strengths of this NHRE division for its creativity in adaptive building/land use and financing. Additionally, they are pleased to know NHRE's other divisions can handle the end user in a complementary fashion. During 1992, NHRE was exclusive sales agent for approximately 281 multi-family units in five separate properties owned by the FDIC but managed by RECOLL Management Corp. NHRE sold all of the above units. NHRE employs brokers and real estate agents licensed in Maine and New Hampshire. RESIDENTIAL/INVESTMENT DIVISION - As a result of the many contacts with developers and commercial associates, NHRE continually maintains a steady supply of new residential homes, lots, and condominiums, and time share vacation units. Since 1985, NHRE has worked with the small and medium investor/owner of single and multi-family dwellings. NHRE's property management division provides a "hands free" owner for these investors and continually has a wide selection of income properties for sale at attractive prices.

PROPERTY MANAGEMENT DIVISION - As the title of our company reflects, NHRE provides commercial and residential property management, as well as land management, for investors, absentee owners, and Bank REO properties. NHRE provides real time tenant and financial management through the use of computerized software and daily bookkeeping. Currently, NHRE is managing approximately 250 units in two different states. April 1, 1994, ended over three years of REAM Contract service with HUD during which time NHRE provided care taking/management services for over three hundred different HUD owned single family homes in New Hampshire and Maine.

MINUTEMAN MAINTENANCE SERVICE (MMS) - is a wholly owned subsidiary of NHRE. MMS assists in professional building management by performing routine preventative maintenance and/or 24-hour emergency service, Additionally, MMS personnel provide construction management and/or project supervision for larger renovation projects or construction completion.

RESIDENTIAL RENTAL DIVISION - NHRE has full time Tenant Placement Agents, who network frequently with the leading local corporations to provide their incoming personnel a welcomed relocation service. Many property owners contract with us for our placement only service. Developers frequently ask NHRE to rent new condos and houses that have not yet sold. In summary, NHRE has a large, constantly changing inventory of rental properties spanning a wide spectrum of quality. In short, NHRE has something for almost everyone.

CONSULTING DEVELOPMENT SERVICES DIVISIONS - This division compliments the others by expanding, improving, adapting or changing the present use or condition of the property into a higher and better state. NHRE manages the development effort by coordinating the market research team with the architectural and engineering effort. NHRE has minimized the local planning approval process.

APPRAISAL DIVISION - This NHRE division offers the client a valuation service for both residential and commercial property. Standard form or narrative reports are preformed to client Specifications and in accordance with federal guidelines and in compliance with the Appraisal Standard Code Ethics. NHRE strives to offer a personalized service and a convenient turnaround time. Additionally, the appraisal division offers services for the tax assessment field. Consulting advice for Current Use Assessment to full revaluations are offered. Tax abatement strategies and appeal assistance service is available for the taxpayer who feels that their tax assessment is incorrect or overstated.

AUCTION DIVISION - NHRE created this new division in December of 1990 to provide the auction alternative desired by our bank clients for foreclosure sales, and by some developer clients who require immediate disposition of certain distressed properties. Although this division is relatively new, NHRE's auctioneer brings him over fifteen years experience in the field and the charisma to develop the necessary hype for a successful auction. This division compliments the traditional brokerage by adding an element of urgency to a group of prospective buyers who may be fence walking.

ADMINISTRATIVE SUPPORT - NHRE is computerized in all its divisions, thus allowing current information regarding sales, availability of rental units or lease space, and instantaneous property financial statements and tenant reporting. NHRE's administrative support staff is well versed in four different accounting software packages, as well as, LOTUS 123, WordPerfect, Excel, and MS Word. Additionally, NHRE has demonstrated the ability to be very flexible in the method of financial reporting required by our many different property owners.

MEMBERSHIP AND RECOGNITION - NHRE has name and sign recognition throughout most of the state of New Hampshire and Southern Maine. NHRE's primary concentration and focal point is within a fifty mile radius of Somersworth, New Hampshire, however, our field management has at times extended north of Portland, Maine and into Brattleboro, Vermont.

NHRE maintains active membership in the National Association of Realtors(NAR), Strafford County Board of Realtors, the Strafford County Multiple Listing Service, Inc. which includes listings in Rockingham County and the Seacoast, and more recently, Quest and GSIN. We are also active members of the Chamber of Commerce in Dover, Portsmouth, Rochester, and Somersworth. The above associations and NHRE's policy of broker cooperation creates a networking system beneficial to everyone.
